Along with announcing the completion of the 25-story Forté on Flagler this summer, partners Two Roads Development and Alpha Blue Ventures began closings. Buyers have already closed on 12 residences in the lakefront tower, with another 25 secured through pre-sales from some heavy hitting buyers, including former Sotheby’s Holdings president and CEO Michael Ainslie, Fox News contributor Liz Peek, and LLCs linked to hedge fund founder Ara Cohen, according to news sources.
Designed by Arquitectonica, this boutique building offers only two residences per floor, ideal for those seeking waterfront seclusion in West Palm Beach. Each of the 41 luxury residences features interiors by the renowned Jean-Louis Deniot. Units range from 4,200 to 8,400 square feet.
The second-floor pool deck overlooking Palm Beach is the centerpiece of amenities. It includes a 75-foot lap pool with a heated spa designed by EDSA, an outdoor dining and lounge area, an evening lounge, a library, a great room, and a private dining area seating up to 24 guests. Marketplace at the Wellington – Wellington

Developer Mark Bellissimo has secured zoning changes for the next phase of his ambitious plan to transform the epicenter of American equestrian sports. Approved by the Village Council, the 17.9-acre site at 13421 South Shore Boulevard has been rezoned from commercial to mixed-use, providing an initial green light for the Marketplace at Wellington, even as a final approval remains pending.
Inspired by retail avenues such as Palm Beach’s Worth Avenue and Connecticut's Greenwich Avenue, the project aims to build a walkable, upscale commercial hub in Wellington. The mixed-use destination will include an 89-unit condominium, an 80-key hotel, plus 117,000 square feet of commercial and office space.
Meanwhile, related projects are moving forward under Wellington Lifestyle Partners, a venture backed by Bellissimo alongside high-stakes partners like Justin Timberlake, Tiger Woods, and billionaire Joe Lewis’ Tavistock Group. Approved last year and slated for a 2028 delivery, the development involved a controversial transfer of 96 acres out of the village’s 9,000-acre equestrian preserve to make way for 253 homes and a newly designed 18-hole golf course.

OKO Group and Cain International’s Condo Complex – Palm Beach

After months of speculation, OMA architect Jason Long confirmed that OKO Group and Cain International’s proposed three-building complex will rise as an Aman-branded project. The design is currently under review by the Palm Beach Architectural Review Commission, which in April had asked the developers to rework the “boxy” rendition of the project.
Located at 2720 and 2730 South Ocean Boulevard, the redevelopment plans to bring Palm Beach its first new condo project in two decades. Designed by West Palm Beach’s Spina O’Rourke + Partners in collaboration with New York’s OMA Architecture, the 4.9-acre project will consist of three five-story buildings with just 41 luxury condos.
This will be a major reduction in density compared to Edgewater House and Ambassador Hotel & Residences, the two mid-century buildings from the 40s and 60s that currently occupy the site.
In contrast to the traditional architecture of Palm Beach, this contemporary enclave will be defined by modern glass façades and deep balconies that maximize views. Floor plans will start at 2,274 square feet for a two-bedroom, ranging up to three and four-bedroom options. New York-based Studio Sofield will lead interior design.
Straddling both sides of Ocean Boulevard, the site offers a rare dual frontage of the beach and Intracoastal Waterway. Its unique positioning also prompted developers to propose a pedestrian tunnel underneath Ocean Boulevard, offering seamless access to residents.
Plans also reveal 7,429 square feet of indoor amenities and 126 underground parking spaces.
11-story Condo by Nora District Developers – West Palm Beach
Submitted to the city’s Plans & Plats Review Committee, plans for Nora District’s first condo project have come to light. The application was filed for the eastern 2.95 acres at 1105 N. Dixie Highway by Nora East 10-11 Owner LLC. The LLC represents a partnership between NDT Development, Place Projects, and Wheelock Street Capital. Naples-based Ronto Group has also joined as co-developer.
Located within the 40-acre, $1 billion mixed-use redevelopment known as the Nora District, the 11-story tower is designed by Robert Swedroe Architects. It will include 122 condo units averaging 1,900 square feet, with primarily two- and three-bedroom layouts, framing Intracoastal views towards the east.
Proposed amenities include two pool decks, a fitness center, two pickleball courts, a game room, a social room, a party room, and a business center. The development will also feature 19,731 square feet of retail and 326 parking spaces.
Mixed-use Development by Braha Dania LLC – Dania Beach

Submitted to the City Commission, developer Braha Dania LLC has proposed replacing a dated office building with a mixed-use project. Planned for 225 to 255 East Dania Beach Boulevard, the redevelopment will sit on the west side of The Casino at Dania Beach.
Designed by Miami-based Urbanica, the project will comprise three seven-story towers, each with its own pool and ground-floor commercial space. In total, the project will deliver 168 condo/hotel units, a 168-key hotel, 18 townhouses, 19,677 square feet of commercial space, and 486 parking spaces.
A height amendment increasing the maximum from four to seven stories has already been approved by the Commission, paving the way for the proposed redevelopment. Two of the towers are planned to rise with 84 condo-hotel units each, while the third will carry the hotel. One of them will feature a padel court as part of its amenity deck. The 18 townhomes will be positioned just behind the towers, along Northeast 1st Terrace.
Condo-hotel residences are expected to range from 447 to 949 square feet, with larger layouts including compact kitchens. The townhomes will average 1,606 square feet and offer two-bedroom, 2.5-bathroom floor plans.

Terra & Frisbie Group’s Redevelopment Faces Opposition – Boca Raton

Terra and Frisbie Group are facing mounting opposition from residents over their proposal to transform 31 acres of publicly owned land in Boca Raton. The duo won a coveted bid this February that would allow them to collaborate with the city on the 2.5 million-square-foot mixed-use project. While community pushback has been strong, the mayor and three city council members have pledged to continue negotiating with the development team.
Interim plans, approved in June, reveal that the community-centric project will include 912 residential units, a 150-key hotel, 350,000 square feet of office space, and approximately 152,000 square feet of retail and restaurant space.
In addition to increasing their annual base rent for the project, Terra and Frisbie Group have also agreed to make a $10 million upfront contribution to the city. The team has also proposed creating more public spaces, including a park near the Brightline Station and a pedestrian bridge over North Dixie Highway leading to Mizner Park.
The deal also includes the development of a new city hall spanning up to 100,000 square feet, a 50,600 square-foot community center, and a police substation.
While residents expressing concern about the removal of a baseball field, basketball court and tennis court from Memorial Park as well as the Tim Huxhold Skate & Shuffle Board Park, the project proposes building 10 new clay courts and a tennis center at Meadows Park, four new baseball fields at Sugar Sand Park, and a 60,000-square-foot skatepark at the erstwhile Ocean Breeze Golf Course.
