This November, developer Property Markets Group (PMG) broke ground on the 25% pre-sold Sage Intracoastal Residences, located next door to the Galleria Mall at 900 Intracoastal Drive. All east-facing condos in this boutique building will offer unobstructed water and ocean views that are permanently protected by the Bonnet House Museum & Gardens and beach situated across the Intracoastal.
Designed by Fort Lauderdale-based FSMY Architects, the boutique Sage Intracoastal will rise 28 stories with only 44 residences. No more than two units per floor, interiors by San Francisco-based BAMO, and 270-degree views combine to create a standout boutique living experience. Units will range from 2,767 to 3,400 square feet.

Seven Park – Hallandale Beach

Kadima Developers also broke ground on the 40% pre-sold Seven Park in November. Located at 218-220 Southeast 7th Street, the development will rise just across from the 16-acre Peter Bluesten Park and two blocks west of the Village at Gulfstream Park shopping mall, racetrack, and casino. Sales for the short-term rental-friendly project were launched in June.
Designed by Hollywood-based SKLARchitecture, the eight-story building will have 121 well-appointed residences ranging from 500 to 1,645 square feet. Interiors will be crafted by Miami-based Addison House, featuring luxury Italian kitchens and baths and floor-to-ceiling windows framing panoramic views.
Standout amenities at Seven Park will include a resort-style pool with private cabanas, a wellness center with a cold plunge, a fitness center with a yoga studio, barbecue stations, a game room, a media room, and a coworking space. In addition to 30,000 square feet of amenities, you will have access to 4,500 square feet of retail space spread across four bays on the ground floor.

Three-Building Ultra-Luxury Oceanfront Complex by OKO Group and Cain International – Palm Beach

After months of back-and-forth, OKO Group and Cain International’s proposed three-building complex secured initial approval this November. Developers now have the green light to go ahead with demolition while several design details remain under scrutiny. Located at 2720 and 2730 South Ocean Boulevard, the redevelopment plans to bring Palm Beach its first new oceanfront condo project in decades.
Designed by West Palm Beach’s Spina O’Rourke + Partners in collaboration with New York’s OMA Architecture, the 4.9-acre project will consist of three five-story buildings offering just 41 ultra-luxury residences.
Previous reports indicate that the oceanfront development will rise with Aman branding. In contrast to the traditional architecture of Palm Beach, this contemporary enclave will be defined by modern glass façades and deep balconies that maximize views.
Floor plans will likely start at 2,274 square feet for a two-bedroom, ranging up to three and four-bedroom options. New York-based Studio Sofield will lead interior design.
Straddling both sides of Ocean Boulevard, the site offers a rare dual frontage of the beach and Intracoastal Waterway. Its unique positioning also reportedly prompted developers to propose a pedestrian tunnel underneath Ocean Boulevard, offering seamless access to residents. Plans further reveal 7,429 square feet of indoor amenities with 126 underground parking spaces.
Prices are expected to top $5,000 per square foot.

Boutique Condos by Texas-based Claremont Property Company – Fort Lauderdale

Texas-based developer Claremont Property Company plans to build a highly exclusive waterfront condominium at 50 Isle of Venice Drive. The 0.3-acre site is just minutes from Fort Lauderdale’s famous Las Olas Beach and the beautiful Las Olas Boulevard.
Rising eight stories, the luxurious boutique building will feature only five sophisticated condos ranging from 3,050 to 3,200 square feet. Planned amenities include a pool and seven 38-foot boat slips with easy access to the Stranahan River and open water access.

Construction has now surpassed the halfway mark at Oasis Hallandale’s East Tower, reaching the 14th floor. The six-level, 70,000-square-foot amenity podium connecting the two towers has also topped off.
Developed by Giuseppe Iadisernia, the 10-acre live-work-play site includes two iconic glass condo towers, plus 35,000 square feet of offices and 59,000 square feet of retail and restaurant spread across five low-rise buildings. The commercial phase of the multi-million-dollar development is fully sold out with tenants like Davinci Café, Oasis Fit, Delice Med Spa, and Elve Luxury fully operational.
Designed by Arquitectonica, both East and West towers at Oasis Hallandale will rise 25 stories with 250 luxury condos each. Units will range from 900 to 4,750 square feet. All residences will feature open concept floor plans, expansive balconies, imported Italian cabinetry, and high-end fittings.
An epic six-story waterfall will greet you at the entrance, and you will enjoy various amenities spread across six levels. Highlights will include two swimming pools with cabanas, a children’s splash pad, a fitness and wellness center, a lounge bar with pool tables, a golf simulator, a mini soccer field, a ping-pong room, indoor and outdoor movie theaters, a children’s playroom, and a pet park. With construction progressing on track for a Spring 2026 delivery, developers BGI Cos. and the Blue Road Group launched the waterfront project’s Lower Penthouse Collection. The six residences feature private elevator access, 11-foot ceilings, sculptural soaking tubs, and two dedicated parking spaces. Priced from $6.95 million, these homes offer triple-exposure layouts with 180-degree views spanning the city, the Intracoastal Waterway, and the ocean.
Designed by Spina O’Rourke + Partners, Alba will stand 22 stories with a total of 55 extra-large condo residences, including four limited-edition townhouses. Standard units start at a generous 2,364-square-foot. The boutique project has a limited number of homes per floor for utmost privacy.

Shining a new light on the distinct residential offerings at this premier large-scale Fort Lauderdale development, Brooklyn-based Dependable Equities has unveiled The Tower Collection and The Flagler Collection at the 44-story Ombelle Residences.
Aimed at first-time luxury buyers and local professionals, the value-driven Flagler Collection will feature studios to two-bedroom residences spread across floors two through nine. Meanwhile, the larger and refined Tower Collection will offer studio to four-bedroom homes with expansive terraces on floors 11 through 41.

Developers Related Group and BH Group have announced they will break ground on their Icon-branded oceanfront project in 2026. Designed by CFE & Associates, the 37-story tower will feature no more than 10 residences per floor to maintain privacy and exclusivity.
First buyers will have the added advantage to choose between two beautiful curations for kitchen colors, cabinets, and floors. While closet upgrades will be available upon request, flooring will be included for the entire unit.
The duo further revealed that levels 2, 8, 17, 25, 32, and 38 will have higher ceilings (10 to 12 feet), while all other floors will have 9-foot-high ceilings. All 350 residences will feature meticulously crafted interiors by New York’s Meyer Davis Studio, including bright, open layouts, and offer breathtaking water and city views.
In addition to expansive balconies, residents will be treated to custom gourmet kitchens by Meyer Davis, a premium appliance package by Bosch and Thermador, spa-inspired baths featuring elegant soaking tubs, and designer fixtures.

Natiivo Fort Lauderdale – Fort Lauderdale

All eyes are on one of Fort Lauderdale’s most anticipated short-term rental towers, Natiivo, as Kushner sues Newgard founder Harvey Hernandez personally over the alleged default of a $22.9 million loan. The personal lawsuit marks a sharp escalation following a June foreclosure filing, which we previously mentioned in our July 2025 Fort Lauderdale pre construction report, and deepens concerns about the fate of the already-stalled development tied to that loan.
Designed by Arquitectonica, Natiivo Fort Lauderdale was planned to rise 40 stories with 384 fully furnished residences featuring interiors by Pompano Beach-based IDDI. Located at 200 W. Broward Blvd., the ready-to-Airbnb tower would be within walking distance of Brightline’s Fort Lauderdale station, making it a prime investment opportunity.
Amenities would include a ground-floor restaurant, a pool deck, a fitness center and spa, two pickleball courts, a club room, six floors of creative office space, 15,763 square feet of commercial space, and almost 400 parking spots.
Launch prices ranged from the $600,000s to $1.8 million, with a choice of studios to three-bedroom residences.
