Villa Miami

Your gateway to a villa lifestyle on the bay, featuring full and half-floor residences only, dining concepts by Major Food Group, a rooftop helipad, a private dock, and five floors of amenities.

Marking several firsts for Miami’s Edgewater neighborhood, Villa Miami brings the bayside community its debut collection of full and half-floor condo residences, a rooftop helipad, and the unprecedented option to arrive by air, sea, or land. This bold vision results from a dynamic collaboration between One Thousand Group, Terra Group, and New York’s hospitality powerhouse Major Food Group.

This ODP Architecture-designed masterpiece will flaunt a copper-clad façade and no more than two residences per floor, offering a rare blend of privacy, artistry, and architectural boldness. Rising 58 stories, the tower will be oriented to maximize sunrise-to-sunset and water views from each of its 65 sky villas, inviting you to fully immerse in the tranquil beauty of the bay.

Interiors by New York-based Charles & Co will infuse each residence with a sense of warmth, understated elegance, and refined romanticism with the use of rich materials such as wood, Taj Mahal Quartzite stone, lacquer finishes, and fluted glass. Thanks to the collaboration with Major Food Group, every home will also feature a professional-grade kitchen designed by chef Mario Carbone.

Alongside multiple dining and beverage concepts by Major Food Group, a three-story amenity retreat called The Copper Club will anchor the lifestyle experience. Other amenities include a fully serviced outdoor pool deck with lounges, a lavish spa experience, a Technogym-equipped fitness center, and a yacht club. Completing the offering will be lush gardens by Enzo Enea, piazza-style grounds that connect to the Baywalk, and a Lake Como-inspired floating pool on the bay.

Comparing the Best Miami Neighborhoods: Edgewater vs Midtown

If you’re after an urban, bay-centric lifestyle with quick access to Miami’s top cultural districts, two neighborhoods should be on your shortlist: Edgewater and Midtown. Located just north of Downtown Miami, these two highly walkable Miami neighborhoods offer distinct living experiences, despite their proximity. Edgewater leans active and serene, with Biscayne Bay views and generous green space, while Midtown hums with an energetic arts, shopping and dining scene and fast-growing commercial hubs. Understanding their differences (and similarities) is key to choosing which neighborhood’s lifestyle best fits your needs. In this article, we give you our 20+ years of Miami real estate experience to guide you on everything you need to know when choosing between Edgewater vs Midtown Miami. ## The Lifestyle Miami’s Edgewater neighborhood is a serene waterfront retreat stretching roughly from NE 17th Street to NE 37th Street, bordered by Biscayne Bay to the east and NE 2nd Avenue to the west. It’s a peaceful enclave, prized for its expansive green spaces, anchored by Margaret Pace Park, where spacious dog parks, sports courts, marina, and bayfront recreation create a resort-style urban sanctuary. The neighborhood has seen a meteoric rise over the past 15 years, attracting buyers who seek luxury condo living with world-class amenities at landmark developments like Elysee and Missoni Baia, as well the recently completed Aria Reserve South Tower, all luxury bayfront buildings with forever water views. It appeals equally to young professionals, families with children, and anyone looking for a central home base with quick access to Downtown, South Beach, the Design District, and Miami’s major cultural landmarks. ## ###### The Standard Residences - Midtown (rendering) Meanwhile, Midtown lies just northwest of Edgewater, west of Biscayne Boulevard, stretching from East Coast Boulevard to North Miami Avenue. It’s compact, and borders Wynwood along NE 29th Street and stretching north to the I-95 Expressway, where it meets Buena Vista and the Design District. Master planned about 20 years ago, it’s an entirely new neighborhood that is not waterfront, but does provide some bayviews from its several towers. It’s the perfect spot for those who thrive in a lively, walkable environment surrounded by shopping, diverse dining, and a steady dose of urban energy. Because of its intentional design, Midtown is like a modern village, where you can go downstairs and get your coffee in the cafe that’s basically in your building. Or walk one block to get basics at a variety of national retail stores. Like Edgewater, Midtown is also very pet-friendly. It’s currently experiencing a construction boom, started over the past five years, anchored by the upcoming and massive Midtown Park project, a large-scale residential and office complex, Jean-Georges Miami Tropic Residences, the Standard Residences Midtown, and the ULTRA Padel Club, the largest padel facility in the U.S. ## Getting Around Edgewater offers great walkability or a very short uber or free Metromover ride to Miami’s cultural and entertainment core, including the Pérez Art Museum, the Frost Museum of Science, and the Kaseya Center. For those who enjoy walking or cycling, Midtown, the Design District and Wynwood are within reach. And it’s the only mainland Miami neighborhood that gives you direct access to the beautiful and scenic Venetian Causeway, which is a favorite exercise path for a morning or evening walk, jog or bike ride, where you are surrounded by water on both sides. And it takes you straight into the west side of South Beach at Sunset Harbour in about a 12-minute drive. Public transit options include several Metrobus lines, the Metrorail, and Miami's free Trolley, though most residents travel by car thanks to the area’s convenient access to major roads like Biscayne Boulevard (US-1), I-395, and I-95, connecting you to the Miami Beach causeways, Brickell, and Miami International Airport. ###### Midtown sits very close to the heart of Miami’s cultural scene, just steps away from Wynwood's vibrant art galleries and the Design District’s Institute of Contemporary Art (ICA), Dale Zine bookstore, historic Moore Building, luxury boutiques and dining experiences. It’s grid layout and compact blocks make it ideal for those who value walkability in a bustling, urban setting. The neighborhood also offers quick connections to I-95, I-395, and Biscayne Boulevard, streamlining commutes to Downtown Miami, Miami Beach, and the airport. Public transit options mirror those in Edgewater, with bus routes, the Metrorail, and the Miami Trolley linking the area to Brickell, Downtown, and the Design District. Find out why Edgewater is one of the best neighborhoods for families in Miami ## The Work-Life Flow Edgewater remains primarily residential, with much less commercial activity than other parts of Miami, though it benefits from close proximity to Downtown and Midtown’s bustling business centers. The neighborhood features local cafes, boutique shops, and grocery stores like Publix, as well as a variety of independent retailers and everyday services. Midtown, by contrast, stands out as a vibrant commercial and retail hub anchored by The Shops at Midtown, a lively 26-acre open-air shopping center with a variety of major brands that serves as a convenient one-stop destination for everyday essentials. Additionally, Midtown hosts a number of corporate offices and mixed-use towers, reinforcing its role as a live-work-play district. The blend of business, retail, and residential uses creates a dynamic ecosystem that attracts both residents and visitors. ###### Midtown Shopping Center ## Outdoor Living & Waterfront When comparing Edgewater vs Midtown, Edgewater undeniably takes the lead in this category with Margaret Pace Park, a scenic 8-acre waterfront oasis overlooking Biscayne Bay. The park features walking trails, a sculpture garden, mangrove forests, and a marina, as well as direct water access perfect for kayaking, paddleboarding, and other water sports. As a visitor, you also get to enjoy basketball, volleyball, and tennis courts, plus a shaded playground and two dog parks designed for both large and small breeds. ###### Midtown’s green space landscape is more modest, centered around Roberto Clemente Park, a small neighborhood spot popular for casual recreation, dog walking, and relaxation. To balance this, many of Midtown’s newer condo developments include beautifully landscaped courtyards, rooftop gardens, and wellness decks that extend nature into the vertical cityscape. Watch our Midtown Miami video guide for the complete experience ## Arts and Culture While Edgewater is a quiet, laid-back neighborhood, it offers easy access by foot or car to Miami’s top cultural venues, including: * the Adrienne Arsht Center, * Ziff Opera House, * Kaseya Center, * Pérez Art Museum, and * Frost Museum of Science. In recent years, more boutique galleries and creative spaces have been opening, especially around luxury developments like Missoni Baia, enhancing Edgewater’s local art scene without sacrificing its tranquil character. ###### Pedestrian Promenade in the Design District, - SB Architects. Photo courtesy of SB Architects Midtown, on the other hand, benefits from being close to the heart of Miami’s buzzing art world in Wynwood and the Design District. These neighboring districts host major international art fairs like: * Art Miami, * Red Dot Fair, and * CONTEXT Art, alongside lively pop-up exhibits during Miami Art Week. It is also close to iconic venues such as the Moore Building and the Institute of Contemporary Art (ICA), which recently acquired part of the de la Cruz Collection and plans to expand its exhibition space and public programs by 2026, signaling a new chapter in the district’s cultural evolution. ## The Shopping Edit Edgewater’s largely residential character means retail options are limited, though not absent. Shopping choices include everyday needs at a Publix on Biscayne Boulevard and a selection of boutiques, bike shops, and furniture stores scattered along its main corridors. For a wider range of retail options, you can look towards nearby Downtown Miami, Midtown, Wynwood, and the Design District, which offer more specialized and luxury shopping experiences. Midtown, in contrast, stands out as a commercial hub anchored by The Shops at Midtown. The expansive open-air mall features over 200 shops and restaurants anchored by brands such as Target, Marshalls, Nordstrom Rack, Petco, and Trader Joe’s. The shops combine well-known chains with unique boutiques to meet diverse lifestyle needs in one convenient, walkable area. ## Signature Flavors Dining in Edgewater mirrors its residential charm, with many renowned restaurants housed within luxury condo developments, such as Amara at Paraiso. Other upscale dining options include Klaw and Casadonna, a couple of elegant locales in the historic Miami Women’s Club building offering breathtaking Biscayne Bay views, and Mignonette, famed for its seafood. Health-conscious eaters appreciate Pura Vida near Margaret Pace Park, while authentically crafted Italian pastries and coffee are highlights at Pinocchio Cafe and Paolo Fontanot Bakery. Casual spots like The Daily Creative Food Co. and La Latina also contribute to a varied local food scene. ###### KLAW in Edgewater - Artist Rendering Midtown is known for its vibrant culinary scene packed with diverse eateries and open-air cocktail lounges. Notables include Salumeria 104 with classic Italian fare; Novecento, where Mediterranean, Argentine, and Latin fusion cuisine pairs beautifully with an excellent wine selection; and is walking distance to all of the top-rated restaurants of the Design District. Check out our Local's Guide to all the best restaurants in Edgewater and Midtown ## Top Schools Edgewater and Midtown are close enough to share access to Miami's top private schools, including Centner Academy, the Cushman School, St. Francis Xavier, Center of Life Academy, Metropolitan International, Jacobs Athletic Science, ILEARN Preparatory, and the Interamerican Learning Center. Public options include Eneida M. Hartner Elementary School and Jose De Diego Middle School, as well as the prestigious Young Men’s Preparatory. High schools in the area include the highly-ranked, specialized Design and Architecture Senior High (DASH) and New World School of the Arts (NWSA), while charter options include International Studies Charter School, Toussaint Louverture Miami Arts Charter School, Aspira, and Bridge Prep Academy. ###### Design and Architecture Senior High (DASH) ## Architecture & Design Edgewater is distinguished by elegant towers built mostly within the last decade, alongside a few older low-rise residential buildings that add character to the neighborhood. These newer developments offer breathtaking Biscayne Bay views and upscale amenities such as Olympic-sized pools, state-of-the-art spas, and comprehensive fitness centers. Some of Edgewater’s most luxurious buildings include: * the newly completed south tower of Aria Reserve, with Miami’s tallest waterfront twin towers * Missoni Baia, which brings Italian fashion flair to the area, and * Elysee Miami, a 57-story boutique tower noted for its two-residences-per-floor exclusivity. And new Edgewater preconstruction developments include: * Villa Miami, a hyper-luxurious tower featuring an exoskeleton design and Miami’s first residential rooftop helipad, and * Cove Miami, promising a luxurious, Zen-lifestyle in the heart of Edgewater. Meanwhile, Midtown has seen a surge of new upscale condo development in recent years, with many projects surrounded by lush tropical gardens and offering state-of-the-art amenities and striking design. Some of the most notable include: * Midtown 29 and Midtown 4, noteworthy for their scale and modern finishes, and * Midblock Condominium, which brings established mid-rise charm to the area. Preconstruction developments in Midtown Miami include exciting projects like: * Midtown Park by Proper, a 28-story tower featuring over 40,000 square feet of curated indoor-outdoor amenity spaces, * Jean-Georges Miami Tropic Residences, with chef-approved amenities and a rainforest-inspired ambiance, and * The Standard Residences, branded by the New York-based hospitality firm. ## Prices & Perspective As a larger, waterfront neighborhood, Edgewater generally commands higher average prices than Midtown. Edgewater’s property pricing ranges from approximately $457,811 for an average listing ($317 per square foot) to ultra-luxury penthouses at over $9 million ($1,700 per square foot). Midtown offers a wider range of more moderately priced condos, with many listings available from an average of $342,977 ($359 per square foot) to upscale units listed at over $3 million ($1,129 per square foot). Both neighborhoods offer diverse price points and living options, making them appealing to everyone from first-time condo buyers to a range of high-net-worth investors looking for either serene waterfront luxury or vibrant urban energy. Developer Art + Tec will add to his five-lot, 0.7-acre assemblage to build a condo-hotel within a mile of Trader Joe’s and Margaret Pace Park. Zoning allows for a 36-story tower with up to 103 condos or 206 condo-hotel units. Kobi Karp will likely be the architect of choice for this new construction in Edgewater, Miami. ### Peru-based Grupo T&C’s Residential Tower, 423 Northeast 27th Street **Why we’re watching:** It will be interesting to see which of two commissioned condo projects the South American developer will choose to build on this key parcel. In February 2024, Paris-based Groupe City sold its 37,479-square-foot Edgewater assemblage to Peru-based developer Grupo T&C. Grupo has engaged two architects to draw up separate plans for their proposed condo tower, from which they will make a selection. The developer ultimately plans to build a boutique condo with partial water views. ### Second Condo Tower Proposed by Grupo T&C, 1825 and 1837 NE 4th Avenue **Why we’re watching:** Potential short-term rental-friendly tower opposite Margaret Pace Park. About a decade after acquiring its first development parcel in Edgewater, Peruvian developer Grupo T&C led by William Ticona submitted plans to build a 60-story tower with 592 short-term rental condos in April 2024. ### SB & Hazelton’s 55-story Residential Tower, 419 Northeast 19th Street Why we’re watching: New York-based partners SB Development and Hazelton Capital Group are back to the drawing board for their bayside parcel; we expect the duo to announce an on-trend luxury residential project in this condo-dense area. Seated right behind the Cité on the Bay condo tower, the developer duo paid about $12 million for all 13 units at the Belmar condo in August 2023\. Reviving their proposed residential venture, the co-developers submitted plans for a Fogarty Finger-designed 55-story tower featuring 463 units and 180 parking spaces in a podium. The partners have already terminated the condo association but were sent back to the drawing board to reduce the scale of the project. ### 2900 Terrace, 421 N.E. 29th Street **Why we’re watching:** Potential apartment tower with larger-than-usual floor plans and 102 electric vehicle charging stations. Presented to Miami’s Urban Development Review Board for approval in November 2023, developers Oak Row Equities and Lndmrk Development proposed building a rental tower west of the Biscayne Beach condo on the bay. Units will range from a spacious 756 to 1,520 square feet, with a range of one bedroom with den to three-bedroom floor plans. Designed by Arquitectonica, the 32-story tower will include 324 apartments, 16,257 square feet of commercial space, and 504 parking spaces. With amenities starting on the sixth and seventh floors, residents will enjoy access to two pickleball courts, golf simulators, a pool, saunas, a gym, a kid’s play area, and coworking space – essentially everything needed to live your best life. ### 35-story Mixed-use Tower, 3200 NE Biscayne Boulevard **Why we’re watching:** Potential resi-hotel by Urbanica Hotels next to the key transit corridor. Submitted to Miami’s UDRB, the developer has requested several waivers to develop the project. Green Circle Development LLC, an affiliate of Urbanica Hotels, submitted plans in March 2024 to build a 35-story mixed-use tower featuring a compact urban hotel. The Arquitectonica-designed tower will include 110 residential units and 108 lodging units, along with 5,000 square feet of commercial space, 2,000 square feet of office space, and up to 332 parking spaces in a screened podium. Featuring several distinctive design elements, such as arches on the ground floor and palm tree accents, residential units will be located on floors 24-33, with sizes ranging from 660 to 1,433 square feet. Amenities will include multiple pools, lounge areas, a fitness center, a children’s room, a ground-floor restaurant, a coffee bar, and more. ### Grupo T&C’s 57-story Residential Tower, 404 to 436 Northeast 35th Street **Why we’re watching:** Potential condo-apartment tower on 0.8-acre assemblage. While the assemblage is zoned to carry a 36-story tower with 124 residential units or 248 hotel rooms, developer Grupo T&C is pushing plans to build a 57-story tower featuring condos and apartments. The Peruvian developer has proposed building between 600 and 800 units, with the condos allowing flexible rentals. ### UNCG and Vertical Developments’ Condo-Hotel, 445 NE 36th Street/3618 NE Fifth Avenue **Why we’re watching:** Plans for a branded condo-hotel fronting Martell Park and the Julia Tuttle Causeway. It was approved by Miami’s Urban Development Review Board in February 2024. In 2023, developers Urban Network Capital Group (UNCG) and Vertical Developments acquired a 0.45-acre parcel between 36th Street and Interstate 195 to build a condo-hotel. The Kobi Karp-designed tower will rise 27 stories with 180 units and about 7,290 square feet of ground floor retail/commercial space. The bayfront tower will feature two amenity decks, one on the rooftop and another atop its parking podium. Developers are in talks with a potential branding partner. ### Denny’s Restaurant Site, 3600 Biscayne Boulevard **Why we’re watching:** Since zoning allows the development of 500 residential units per acre, we’ll be watching what is approved to come up at this key parcel just off the I-95 on NE 36th Street. Developer Pacific Star Capital seeks approval to replace the Denny’s Restaurant site with an 18-story mixed-use building with 175 apartments, about 37,000 square feet of retail, and 366 parking spaces as well as a grocery store. The project is designed by Miami-based Alfonso Jurado Architecture and will feature units ranging from 679 to 2,290 square feet in size. Although we’re sad to see Denny’s go, we’re equally excited to see what is planned for this prime parcel. ### Tower 36, 3601 Biscayne Boulevard & 345 and 409 NE 36th Street **Why we’re watching:** As One Thousand Group, developer of the Zaha Hadid-designed One Thousand Museum, switches plans from building an office tower to developing a luxury condo, we look forward to more details unraveling as the project goes through approvals. One Thousand Group paid $53 million to acquire a former gas station property in December 2024\. The gas station assemblage, across the street from the Denny’s restaurant site, spans 1.6 acres and is a prime parcel overlooking the Julia Tuttle Causeway. Tower 36 is designed by New York-based KPF Architects. The proposed mixed-use will rise 635 feet with 312,058 square feet of sellable/leasable condo or office space, 29,109 square feet of commercial space, and 671 parking spaces. Boasting amenities similar to those in Downtown’s One Thousand Museum, the high-rise will feature a rooftop helipad and lounge, a private members club, multiple food and beverage concepts, and wellness uses. ### Aimco’s 38-story Rental Tower, 560-640 Northeast 34th Street **Why we’re watching:** Aimco’s boutique luxury rental project that has been in the works for the past two years and recently downsized to appeal to its neighbors. With Aimco securing a $228 million loan in September 2024, the Denver-based developer is well-positioned to begin constructing its 38-story apartment tower. Planned to rise immediately south of the for-sale Hamilton Tower, it was formerly known as Hamilton House. The unnamed tower will feature 114 luxury residences averaging 2,500 square feet and 7,000 square feet of ground-floor retail. ### Metro 2 at Edgewater, 3055 Northeast Fourth Avenue **Why we’re watching:** Second phase of the recently completed Metro Edgewater, a 32-story tower with 279 units. Plans for Metro 2 are submitted to the city’s Urban Development Review Board. Following the success of Metro Edgewater, co-developers Camino Capital Management, Lujeni, and Building Block Realty proposed a 28-story mixed-use next door. The Burgos Lanza & Associates-designed tower will feature 103 rentals on floors 15 through 28\. Units will range from 748 to 1,374 square feet in size, with a mix of one- to three-bedroom layouts. Metro 2 will also be home to 60 hotel rooms on floors 8-14, 35,134 square feet of office space, 9,745 square feet of ground-level commercial space, and 220 parking spaces. There will be separate amenities and lobbies for the hotel and apartments. Some amenities include two pools, a salt room, a sauna, and an outdoor gym. ### Related Group & Lndmrk Properties’ $12M Assemblage, 519, 525 and 535 N.E. 29th Street **Why we’re watching:** There’s been no action since 2023 for this assemblage, but we’ll be keeping an eye out for announcements and approvals. The three-parcel assemblage was acquired by the Related Group and Lndmrk Properties in June 2023. As per current zoning, the 18,000-square-foot assemblage can carry a 60-story residential tower with 62 units. What makes this site exceptionally valuable is that any future development will enjoy uninterrupted water views, as the only thing standing between the parcel and the bay is Biscayne Beach's four-story pool deck. ### 41-Story Project, 2600 Biscayne Boulevard - Luxury Rentals and Office **Why we’re watching:** Luxury rental and office building 2600 Biscayne broke ground in April 2024\. Miami’s Urban Review and Design Board approved plans from developer 2600 Biscayne Property LLC and Oak Row Equities for a 41-story tower at 2626 Biscayne Blvd., and in 2023 the FAA approved two cranes to start construction. The mixed-use residential tower designed by Arquitectonica’s Bernardo Fort-Brescia has been planned with 399 residences, 109,643 square feet of offices, 6,122 square feet of commercial use, and multiple parking levels on a podium. ## — FAQs About New Construction in Edgewater, Miami **Is Edgewater Miami up and coming?** Yes, Edgewater is easily one of Miami’s rapidly up-and-coming luxury, waterfront neighborhoods. Brickell vs Edgewater: Which Miami Neighborhood is Best?

When most people picture life in Miami, Edgewater and Brickell are two of the most popular neighborhoods that come to mind. Each has its own rhythm, skyline, and sense of community, but which one is the better fit for you? Both areas have seen major growth in recent years, with a mix of high-rise and mid-rise residential towers offering plenty of housing choices, including many luxury options. The real distinction, though, lies in the lifestyle each neighborhood has to offer. Below, we break down Brickell vs. Edgewater to help you decide which of these two most popular Miami neighborhoods suits you best. --- ## — The Lifestyle Edgewater is a quiet, mostly residential neighborhood along the shores of Biscayne Bay, next to the 8-acre Margaret Pace Park. It’s peaceful, green, and largely free from tourist traffic, offering a nature-filled urban lifestyle in a walkable, bayfront setting. Plus, it’s incredibly central, with easy access to Downtown, the Arts & Design Districts, Wynwood, Brickell, and even South Beach via the Julia Tuttle Causeway. ###### Edgewater While Edgewater already has a number of bayfront condos and luxury residences, it’s still up-and-coming, with more restaurants, grocery stores, and luxury condos on the way. It’s especially popular with young professionals and families who want Biscayne Bay views and a relaxed lifestyle without the beachside price tag. Think of it as one of Miami's most well-kept secrets for calm, connected living. ###### Brickell Brickell, on the other hand, is the heart of Miami's financial district, home to major corporate headquarters, and a fast-paced urban energy. Often called the “Manhattan of the South”, it’s filled with commercial and luxury residential skyscrapers. Dense, dynamic, and designed for people who want to live, work, and play all in one vertical neighborhood. Nonetheless, Brickell also attracts families and international residents who enjoy its upscale dining, refined nightlife, celebrity neighbors, and endless shopping options—all packed into one walkable urban core. --- ## — Getting Around Both neighborhoods are highly walkable and score bonus points for this compared to other Miami neighborhoods. While Edgewater is more tucked away, its central location makes it very well-connected. You can walk, bike, or hop on the Metromover to reach hotspots like the Pérez Art Museum (PAMM), the Frost Science Museum, the Adrienne Arsht Center, Wynwood, the Design District, and Downtown Miami. It's also close to the Miami-Dade College Wolfson Campus and Midtown’s shopping and dining scene. ###### Edgewater Edgewater also has a Metromover stop almost in its neighborhood on 15th Street, as well as nearby access to the Metrorail and the Brightline trains at the Miami Worldcenter station, making getting around South Florida quick and easy. Drivers and cyclists also have the Venetian and Julia Tuttle Causeways for fast access to Miami Beach. ###### Brickell Brickell is built for urban living. The free Metromover connects to Downtown, Wynwood, and Coconut Grove, while the Brickell Trolley makes it easy to get around the neighborhood. The Metrorail Orange Line offers a direct line to the airport. Here, walkability is a major plus, and because traffic can be heavy, most residents save driving for the weekends. --- ## — The Work-Life Flow Edgewater is a welcoming, mostly residential neighborhood, offering a slower pace where your neighbors will likely greet you by name. It’s the kind of place where you’ll see people walking their dogs, biking along the bay, and stroller-friendly parks are part of everyday life. There aren’t many office towers or coworking spaces here. The few that do exist are tucked into mixed-use condo towers, which helps keep the neighborhood’s feel much more homey and focused on community rather than business. It’s a natural choice for people who like to leave work behind and unwind at the end of the day. ###### Edgewater Brickell, on the other hand, is Miami’s buzzing central business district and the second-largest international banking hub in the country after New York. Bordered by the Miami River and Biscayne Bay, it’s a place where business and leisure naturally blend. Picture gleaming high-rises with sweeping water views, outdoor power lunches, and an after-hours scene where deals continue over late dinners. Global banks such as Santander and BNP Paribas anchor the area alongside a growing roster of venture capital, wealth management firms and embassies. If you thrive in a high-energy, walk-to-work environment, Brickell delivers. ###### Brickell --- ## — Outdoor Living & Waterfronts If green space is high on your wishlist (and for many city dwellers it is), Edgewater has the edge in the Brickell vs Edgewater showdown. At its heart is Margaret Pace Park, an 8-acre waterfront gem with winding paths, mangroves, a dog park for big and little dogs, a shaded playground, and courts for basketball, tennis, and volleyball. You’ll also find spots to launch a kayak or paddleboard, making it a great fit for outdoor enthusiasts, families, and anyone working from home who wants a midday nature break. ###### Edgewater Edgewater’s calmer streets and nearby parks make it especially welcoming for dog owners, with plenty of space to walk, jog, or simply relax under the trees. ###### Brickell Brickell, while more urban and commercial, still offers its own pockets of outdoor escapes. You’ll find scenic walking paths and shaded spots at Brickell Park, Brickell Key Park, Alice C. Wainwright Park, and Miami Circle Park. These smaller green spaces offer welcome pockets of calm, with breezy water views and dog-friendly areas right in the heart of the city, giving even the busiest professionals a chance to pause and recharge outdoors. And depending on where you live in Brickell, you’re about a 10-15 minute drive to the many parks in Coconut Grove. --- ## — Arts & Culture When it comes to cultural access, both neighborhoods offer options. Edgewater’s location is hard to beat. Living here just next to the Downtown Arts District means you can walk, bike or uber to top venues like the Adrienne Arsht Center, Ziff Opera House, Pérez Art Museum (PAMM), Frost Science Museum, and the Kaseya Center. You’re also just next to the site of Art Miami, an anchor art fair during the annual Miami Art Week, which also includes Art Basel. Art Miami sets up just across the street from the Arsht Center. ###### Edgewater Edgewater is also just minutes from Wynwood, home to Miami’s most famous street art, several top galleries, and other major annual art fairs, including Red Dot Miami and Spectrum Art Fair. It’s also a short ride to the Design District, where you’ll find high-end exhibition spaces like the Moore Building and the Institute of Contemporary Art (ICA). ###### Brickell Brickell, on the other hand, leans more toward upscale dining and nightlife than traditional arts. But with easy transit connections to Downtown, including the arts district, and Wynwood, residents still have quick access to many of the same cultural landmarks that Edgewater enjoys up close without much extra effort. --- ## — Signature Flavors Brickell is a go-to destination for dining in Miami, with everything from upscale power lunches at The Capital Grille to Miami’s best Michelin-star restaurants like Elcielo, for an out-of-this-world Colombian dining experience. Other standouts include Paperfish for great sushi, and Komodo, the buzzy “clubstaurant” known for its Southeast Asian flavors and late-night energy. And don’t miss Claudie, Kaori, and LPM Restaurant & Bar for incredibly authentic French fare. At Brickell City Centre, you’ll find more casual but equally tempting options like brunch favorite The Henry by Sam Fox, Casa Tua Cucina for a high-energy Italian food hall connected to Saks Fifth Avenue, Motek, Quinto and Pubbelly Sushi. For something more laid-back, Crazy About You offers a solid lunch menu set right on the water with endless bay views and Mediterranean flair. ###### Edgewater Edgewater may be more low-key, but it’s home to some of Miami's most sought-after restaurants. Casadonna, set on the water in the historic Woman’s Club, and Klaw, offering rooftop, uber-fresh seafood with sweeping views in the same building, are the darlings of Miami’s restaurant scene, both backed by international nightlife impresario David Grutman. Amara at Paraiso remains a go-to for elevated waterfront dining, while Paolo Fontanot’s only U.S. café and bakery offers a cozy European feel with excellent coffee and pastries. Just across from the park, however, Pinocchio Con the Bay is a serious contender for the area’s most authentic Italian coffee—less than a block from Paolo’s, but offering a completely different vibe. --- ## — The Shopping Edit Brickell is a retail mecca, offering some of Miami’s best high-end shopping. At the heart of it is Brickell City Centre, an open-air shopping complex anchored by Saks Fifth Avenue and filled with some of the best names in European fashion, including Hugo Boss, Bally, Dior, and Kiton, must-have favorites like Sephora, Zara, Mango, and H&M, and boutiques like Aesop, Addict, and Gorjana. A few blocks away, Mary Brickell Village offers a more casual, neighborhood vibe with shops, cafés, and lifestyle retailers nestled into a walkable plaza. You’ll also find shops and service storefronts sprinkled along Brickell Avenue, perfect for everyday essentials. ###### Brickell Edgewater isn’t a primary shopping destination, but its location puts some of Miami’s top retail districts just minutes away. The Shops at Midtown Miami offer big-name stores like Target, HomeGoods, PetSmart and Dick’s Sporting Goods, in an easy, open-air setting. And just a few blocks north of Midtown, the Miami Design District delivers luxury flagship stores for Hermès, Fendi, Dior, Louis Vuitton, and many more of the best in fashion and home design. --- ## — Architecture & Design Edgewater has evolved into one of Miami’s most exciting places to call home. Once filled with modest mid-century homes and low-rise bayfront condos, its own iconic skyline along the water is coming to life with several new modern condo developments like Paramount Bay, Elysee, Missoni Baia and most recently, Aria Reserve South Tower. These residences offer the kind of design and lifestyle perks buyers dream about—panoramic bay views, oversized balconies made for entertaining, and resort-style amenities that feel like a permanent vacation, making Edgewater one of Miami’s most desirable up-and-coming neighborhoods. ###### Edgewater Brickell is an older, bigger and more established neighborhood, and covers a larger area that is divided into three to four sections, each with its own architectural flair, lifestyle and feel. South Brickell Avenue (south of SW 15th Road) offers a quieter, more residential feel, with older low- and mid-rise condos lining tree-shaded streets along the bayfront, many of which are still some of the most luxurious condos in Brickell, including the Santa Maria, and the under-construction Una Residences and St. Regis Residences Miami. There are also a handful of residential streets, some with historic mansions dating back to the Mary Brickell era. ###### Brickell More dense and vertical, The Financial District runs from north of 15th Road to the Miami River, and is packed with luxury residential high-rise skyscrapers and office towers that sit alongside small firms and international banks. Newer projects like the Dolce & Gabbana Residences, The Residences at 1428 Brickell and Ora by Casa Tua are situated just a few blocks from the water, but once completed will still offer incredible bayviews and over-the-top amenities. And finally, just a block off of Brickell Avenue at 8th Street, in the heart of the Financial District, you will find the gated island community of Brickell Key. Living offers a more secluded feel with mainly upscale but older condos surrounded by water everywhere. It’s a favorite for those who want to be steps from it all but also able to detach from the hustle and bustle. Brickell Key will be home to the highly anticipated Residences at Mandarin Oriental Miami. **Watch our video about the Complete Guide to Living in Brickell in 2025 to see what you can expect from Miami's financial core.** ## --- ## — Top Schools Brickell is home to several top-rated public and charter school options, including Mater Brickell Academy, a high-performing charter school for grades 6–12, and Southside Preparatory Academy, a public school serving Pre‑K through 8th grade. Other notable options include International Studies Charter Middle School and Mater Academy East Charter, both known for their rigorous academics and well-rounded extracurricular offerings. It is additionally very close to Coconut Grove, where some of Miami’s most prestigious private schools are, including Ransom Everglades and Carrollton School of the Sacred Heart. Edgewater, while primarily residential, is also close to several top private and charter schools. Centner Academy’s Middle & High School Campus, which emphasizes academic excellence, leadership, and student well-being, is located in Edgewater, and The Cushman School, one of Miami’s most respected private institutions offering a Pre‑K through 12th grade college-prep education, is just about a 15-minute drive north in the MiMo/Upper East Side neighborhood. --- ## — Prices & Perspective Edgewater is primarily a condo market with very few single-family homes, making it popular with young professionals and families seeking luxury high-rise living. As of the time of publishing, the average listing price sits around $793,000, or $347 per square foot, though luxury units can reach up to $2,470 per square foot. ###### Edgewater Brickell offers a wider range of residential real estate options, from older mid-rises and exclusive penthouses to more accessible condos and multi-million dollar single family homes. The average condo price in Brickell is around $507,588, or $387 per square foot, with ultra-luxury listings climbing as high as $33 million, or $7,119 per square foot. While it’s mostly vertical, as noted, South Brickell does offer some single-family homes, generally starting around $2 million and up. ###### Brickell Take a look at all the Edgewater and Brickell condos for rent and sale. ## — Which Neighborhood Is Better? Brickell or Edgewater? If you’re looking for a quieter, family-friendly neighborhood with less traffic, direct waterfront access, and a more relaxed pace, but still want to be close to Miami’s cultural, shopping, and entertainment hubs, as well as South Beach, Edgewater might be your perfect fit. ###### Edgewater But if you prefer a faster-paced, high-rise lifestyle in the heart of Miami’s business and dining scene, Brickell is your spot. It’s ideal for those who want to live, work, and play in one of the city’s most dynamic, urban environments.
