The corner home, PH1, sold for $14.5 million and marks one of the most expensive condo sales in the history of Fort Lauderdale and Broward County. Developed by Tavistock, all 88 residences part of the 32-acre Pier Sixty-Six complex are now complete and ready for move-in. Flagler Drive. The 19-acre waterfront site is approved to feature four condo towers offering a total of 660 residences, a 60,000-square-foot semi-private club, restaurants, office and retail space, crew amenities, and marine storage. Developers are currently seeking additional approvals for two of the four condo towers planned on the 14.58-acre property. Designed by New York’s celebrated Kohn Pedersen Fox, the waterfront towers are planned to rise 34 stories with 147 units and 36 stories with 112 units, respectively. With the approval of the semi-private club, developers now plan to allow 250 non-resident memberships—a shift from the previous policy that limited access to residents only. Along with direct access to a waterfront pedestrian promenade, the condo will offer access to a superyacht marina, approx. 37,445 square feet of retail, 20,691 square feet of office space, 14,376 square feet of restaurants, 12,750 square feet of crew amenities, and 3,355 square feet of marine storage. Planned amenities include a state-of-the-art fitness center, a medical spa, three tennis courts, and three pickleball courts. The development will also feature three pools and 121 boat slips. Updated plans have been presented to the West Palm Beach City Commission for the next round of approvals. ## — Fort Lauderdale & Palm Beach Condo Pre-Construction Market: Planned/Proposed ### Terra & Frisbie Group’s Mega Redevelopment – Boca Raton A scaled-back version of Terra and Frisbie Group’s proposed development on public land has been put on hold, as the Boca Raton City Council agreed to wait for a voter referendum before formally approving a 99-year lease. The revised plans not only add more green spaces but also reduce overall density while eliminating the hotel component. As per the new plans, the developer duo plans to build 160 condos, 580 apartments, 80,000 square feet of retail, and 250,000 square feet of office spaces on the city-owned parcel. In terms of community benefits, the developers have proposed building a reimagined version of Memorial Park, a new city hall and community center, a World War II memorial, a new tennis center with up to 10 clay courts, a playground with banyan trees, and a new children’s museum. We recommend reading our previous update detailing Terra and Frisbie Group’s initial plans and the community’s reaction to the mega-development. ## — Fort Lauderdale & Palm Beach Condo Pre-Construction Market: Extra Updates ### Berkeley Palm Beach – West Palm Beach **Groundbreaking: November 2024 | Completion: Q4 2028** Developers Al Adelson and Sympatico Real Estate closed on a $62.5 million pre-construction loan this September to move forward with their plans for Berkeley Palm Beach. Located at 601 Clearwater Park Road, the 25-story condo project will rise with 193 luxury residences. 24 units are already pre-sold. Amenities at this waterfront building will include a rooftop pool, a rooftop dining room, a cigar lounge, and a nightclub. The seventh-floor amenity deck will feature another pool, a spa, a fitness center, a teen’s room, and a play area. _Prices start at just under $2 million, with a choice of two- to five-bedroom residences._ ## — Fort Lauderdale & Palm Beach Condo Pre-Construction Market: Watchlist ### Galleria Mall Redevelopment – Fort Lauderdale Developers GFO Investments, InSite Group, Atlas Hill Real Estate, and Prime Finance acquired the iconic Galleria Mall for $73 million this September. The partners plan to redevelop the site into a premier mixed-use destination, combining upscale shopping, dining, lifestyle, and residential components. Earlier proposals by the mall’s previous owner, Keystone-Florida Holding Corporation, to build 1,900 residential units on the site were rejected twice. Located only two blocks from the ocean, the mall presents a prime opportunity for redevelopment. Fort Lauderdale-based Adache Group Architects and EDSA, along with Atlanta-based Dwell Design Studio, are leading the design. Zoning permits a maximum building height of 150 feet and 60 units per acre. --- Thinking of buying or investing in luxury condos in and around Fort Lauderdale? The waterfront building is a joint venture by WellDuo, Vertical Developments, and GCF Development. Riva, an Italian yacht brand owned by the Ferretti Group, is known worldwide for offering an outstanding collection of impeccably crafted vessels. Prioritizing privacy, this Arquitectonica-designed project will feature only 36 single-family home-sized residences that prohibit short-term rentals. In addition to a rooftop pool deck featuring unobstructed views, resident-only amenities will include a fitness center and spa, a yoga studio, a coworking lounge center, a bocce court, a Little C’s children’s playground, a barbecue area, and a dog run. The tower is 70% pre-sold. As remaining inventory is limited, reach out to secure your preferred residence in this highly sought-after condo-hotel in the heart of West Palm Beach._ ## — Fort Lauderdale & Palm Beach Condo Pre-Construction Market: Approved ### Marketplace at the Wellington – Wellington Developer Mark Bellissimo has secured zoning changes for the next phase of his ambitious plan to transform the epicenter of American equestrian sports. Approved by the Village Council, the 17.9-acre site at 13421 South Shore Boulevard has been rezoned from commercial to mixed-use, providing an initial green light for the Marketplace at Wellington, even as a final approval remains pending. Inspired by retail avenues such as Palm Beach’s Worth Avenue and Connecticut's Greenwich Avenue, the project aims to build a walkable, upscale commercial hub in Wellington. The mixed-use destination will include an 89-unit condominium, an 80-key hotel, plus 117,000 square feet of commercial and office space. Meanwhile, related projects are moving forward under Wellington Lifestyle Partners, a venture backed by Bellissimo alongside high-stakes partners like Justin Timberlake, Tiger Woods, and billionaire Joe Lewis’ Tavistock Group. Approved last year and slated for a 2028 delivery, the development involved a controversial transfer of 96 acres out of the village’s 9,000-acre equestrian preserve to make way for 253 homes and a newly designed 18-hole golf course. ## — Fort Lauderdale & Palm Beach Condo Pre-Construction Market: Planned/Proposed ### OKO Group and Cain International’s Condo Complex – Palm Beach After months of speculation, OMA architect Jason Long confirmed that OKO Group and Cain International’s proposed three-building complex will rise as an Aman-branded project. The design is currently under review by the Palm Beach Architectural Review Commission, which in April had asked the developers to rework the “boxy” rendition of the project. Located at 2720 and 2730 South Ocean Boulevard, the redevelopment plans to bring Palm Beach its first new condo project in two decades. Designed by West Palm Beach’s Spina O’Rourke + Partners in collaboration with New York’s OMA Architecture, the 4.9-acre project will consist of three five-story buildings with just 41 luxury condos. This will be a major reduction in density compared to Edgewater House and Ambassador Hotel & Residences, the two mid-century buildings from the 40s and 60s that currently occupy the site. In contrast to the traditional architecture of Palm Beach, this contemporary enclave will be defined by modern glass façades and deep balconies that maximize views. Floor plans will start at 2,274 square feet for a two-bedroom, ranging up to three and four-bedroom options. New York-based Studio Sofield will lead interior design. Straddling both sides of Ocean Boulevard, the site offers a rare dual frontage of the beach and Intracoastal Waterway. Its unique positioning also prompted developers to propose a pedestrian tunnel underneath Ocean Boulevard, offering seamless access to residents. Plans also reveal 7,429 square feet of indoor amenities and 126 underground parking spaces. ### 11-story Condo by Nora District Developers – West Palm Beach ### Submitted to the city’s Plans & Plats Review Committee, plans for Nora District’s first condo project have come to light. The application was filed for the eastern 2.95 acres at 1105 N. Dixie Highway by Nora East 10-11 Owner LLC. The LLC represents a partnership between NDT Development, Place Projects, and Wheelock Street Capital. Naples-based Ronto Group has also joined as co-developer. Located within the 40-acre, $1 billion mixed-use redevelopment known as the Nora District, the 11-story tower is designed by Robert Swedroe Architects. It will include 122 condo units averaging 1,900 square feet, with primarily two- and three-bedroom layouts, framing Intracoastal views towards the east. Proposed amenities include two pool decks, a fitness center, two pickleball courts, a game room, a social room, a party room, and a business center. The development will also feature 19,731 square feet of retail and 326 parking spaces. ### Mixed-use Development by Braha Dania LLC – Dania Beach Submitted to the City Commission, developer Braha Dania LLC has proposed replacing a dated office building with a mixed-use project. Planned for 225 to 255 East Dania Beach Boulevard, the redevelopment will sit on the west side of The Casino at Dania Beach. Designed by Miami-based Urbanica, the project will comprise three seven-story towers, each with its own pool and ground-floor commercial space. In total, the project will deliver 168 condo/hotel units, a 168-key hotel, 18 townhouses, 19,677 square feet of commercial space, and 486 parking spaces. A height amendment increasing the maximum from four to seven stories has already been approved by the Commission, paving the way for the proposed redevelopment. Two of the towers are planned to rise with 84 condo-hotel units each, while the third will carry the hotel. One of them will feature a padel court as part of its amenity deck. The 18 townhomes will be positioned just behind the towers, along Northeast 1st Terrace. Condo-hotel residences are expected to range from 447 to 949 square feet, with larger layouts including compact kitchens. The townhomes will average 1,606 square feet and offer two-bedroom, 2.5-bathroom floor plans. **Thinking of making Fort Lauderdale your new home?** 📣 Compare the top luxury Fort Lauderdale condos on the market right now. 📣 ## — Fort Lauderdale & Palm Beach Condo Pre-Construction Market: Extra Updates ### W Pompano Beach Hotel & Residences – Pompano Beach **Groundbreaking – 2026 | Completion – 2029** Developers Related and BH Group, in collaboration with Marriott International, unveiled the penthouse collection slated for W Pompano Beach Hotel & Residences. The nine residences, priced from $6.5 million to over $15 million, will occupy the top levels of the 24-story tower and offer uninterrupted water views. The duo won a coveted bid this February that would allow them to collaborate with the city on the 2.5 million-square-foot mixed-use project. While community pushback has been strong, the mayor and three city council members have pledged to continue negotiating with the development team. Interim plans, approved in June, reveal that the community-centric project will include 912 residential units, a 150-key hotel, 350,000 square feet of office space, and approximately 152,000 square feet of retail and restaurant space. In addition to increasing their annual base rent for the project, Terra and Frisbie Group have also agreed to make a $10 million upfront contribution to the city. The team has also proposed creating more public spaces, including a park near the Brightline Station and a pedestrian bridge over North Dixie Highway leading to Mizner Park. The deal also includes the development of a new city hall spanning up to 100,000 square feet, a 50,600 square-foot community center, and a police substation. While residents expressing concern about the removal of a baseball field, basketball court and tennis court from Memorial Park as well as the Tim Huxhold Skate & Shuffle Board Park, the project proposes building 10 new clay courts and a tennis center at Meadows Park, four new baseball fields at Sugar Sand Park, and a 60,000-square-foot skatepark at the erstwhile Ocean Breeze Golf Course. --- Thinking of buying or investing in luxury condos in and around Fort Lauderdale and the Palm Beaches?
