Play – The best part about playtime in North Beach is its plethora of options and lots of parking (at least for now). The North Beach Bandshell is nothing short of an institution. Since reopening in 2011, it’s where you’d discover local favorites to big indie names performing open-air, dig into yummy food truck fests, jive to monthly dance band nights, participate in yoga festivals or connect with the community over free events.

The North Shore Open Space Park is a true nature preserve with lush greenery, shaded picnic tables, playgrounds, two dog parks and BBQ grills. Even with most locals hitting this oceanfront park on weekends, it’s never too crowded or overwhelming. The Normandy Isle Pool and Park too is a great family-friendly spot with kids doing cannonballs and locals catching up. A Brief History of North Beach and Where It’s Headed  

The quaint, idyllic North Beach of today is, thankfully, a far cry from its untamed past. The neighborhood dates back to the 1800s and was majorly swampland. It made the spotlight after official inclusion into Miami Beach’s city limits in July 1924. In the 1900s, North Beach was home to one of five Biscayne Houses of Refuge in Miami Beach (North Beach Bandshell), helping shipwrecks along the coast. However, not all was as gallant and heroic in this lawless land.

During the early 1920s, North Beach was home to the notorious Jungle Inn – a speakeasy and gambling joint. Being off limits to the then city limits, it was difficult for Dade County to enforce Prohibition in the area. Between 1923 and 24, developers William Burbridge, Henri Levy, the Tatum Brothers, and Carl Fisher started focusing, dredging and filling land here to create Alison Island and La Gorce. Man-made Normandy Shores and the Isle of Normandy were also brought into existence around this time.

Next came the famous Deauville Casino and Hotel, built during 1925. It opened doors in 1926 with five stories and 142 rooms. It boasted of the largest swimming pool of the time and offered luxuries in an otherwise remote area. It became “the” place for glitterati. However, 1926’s hurricane would destroy this only flicker of glam in the wilderness, with the Coast Guard and Army later using it for headquarters during World War II.

Ultimately demolished in 1956, the legendary Deauville Beach Resort made a comeback in 1957. This time designed by starchitect Melvin Grossman in the iconic post-war modern style (also Miami Modernism or MiMo); it is here that the Beatles performed on the Ed Sullivan Show. The area boomed as more important hotels such as The Monticello, The Mount Vernon, The Bel Aire Hotel, The Martinique, Casablanca, Sherry Frontenac and Carillon made their debut.

The entire 1950s and 60s saw a wave of MiMo style architecture taking over North Beach. Buildings in pastels with acute angels, sweeping curved walls, delta wings and cheese holes were all the rage. Today, the Miami Design Preservation League helps conserve these iconic structures, with North Shore, Normandy Isle and North Beach Resort districts listed on the National Register of Historic Places.

Another notable MiMo addition of the 1960s is the North Beach Bandshell. An important music and entertainment hub of its day, the Bandshell was recently restored in 2010 and is now run by The Rhythm Foundation. The original O Cinema, then the Byron-Carlyle Twin Theater, too came about in 1968.

Looking at its next development frontier, North Beach is on the cusp of change. While high-rise condos mostly dot Collins Avenue, this tight-knit community still lags behind its progressive contemporaries - South Beach and Mid-Beach. Master plans for revitalization of the neighborhood are under review with upzoning and a new town center taking top priority.

As local loyalists continue supporting the change, the focus will be to get more retail and residence, while still preserving architecturally significant properties and the relaxed Bohemian vibe of the neighborhood.

Shoma Bay Condo Tower Launched in Miami Beach’s North Bay Village

Developer Shoma Group launched sales for its boutique waterfront condo project Shoma Bay. The 21-story condo tower will stand in one of Miami’s most idyllic waterfront communities, part of a three-island paradise called North Bay Village. Coral Gables-based developer Shoma Group is also the name behind South Beach’s ultra-luxury Ten 30 condos. The masterfully-designed Ten 30 community stands only 3 stories tall with 43 high-design residences and an alluring set of amenities including a rooftop sun deck with a rose-colored pool, outdoor yoga areas, two fitness centers, an herb garden, and more. Prices at the newly launched Shoma Bay condos start in the $400,000s. Buyers will have a choice of 360-square-foot studios to about 1,500-square-foot 3-bedroom residences. Prices are expected to average at about $900 per square foot, an exceptional value for the amenities and location in comparison to other similar waterfront preconstruction projects in Miami. Shoma Bay is likely to break ground early next year, with completion expected in late 2024. Originally planned as a multifamily apartment rental tower, Shoma Bay will be the second pre-construction rental project in Miami to convert to condos, after the successful launch of PMG’s Elser Hotel & Residences in Downtown Miami this June. ### North Bay Village’s Gorgeous Shoma Bay Condos Shoma Bay will rise 21 stories with 327 luxury condos just off the John F. Kennedy Causeway. Developer Shoma Group has tapped MSA Architects to design the project, while Miami-based Adriana Hoyos will design the interiors. MSA’s was the architect for the very popular Waverly at Surfside condominium. The mixed-use Shoma Bay is expected to feature sweeping water views at every turn, in addition to a range of resort-style amenities. Amenities planned for this luxury community include a 6,030-square-foot pool deck with cabanas and a summer kitchen, a fitness center with Technogym equipment, a spa, a residents’ lounge and bar, plus a kid’s club. There would also be a 2,600-square-foot co-working business lounge, library, pet spa, charging stations for electric cars, and more. Shoma Group had paid about $16 million for the 2.8-acre lot at 1850 79th Street Causeway in May. Prior to being converted to condos, the mixed-use project was approved to feature a 36,000-square-foot Publix and about 6,300 square feet of retail inclusive of a rooftop lounge plus Shoma Bazaar food hall. How many of these elements make their way into the condo tower is yet to be seen. ### North Bay Village - A Quaint Community with Water at Every Turn Shoma Bay 2.8-acre waterfront lot sits on the main thoroughfare connecting the islands to the mainland and Miami Beach. Surrounded by fantastic water views on all sides, residents will be part of a beautiful island community that houses the prestigious KLA Schools, a supermarket, a mini market, and a handful of restaurants. By car, the Normandy Shores Golf Course, La Gorce Country Club and North Beach will be less than 10 minutes, shopping at the upscale Bal Harbour Shops will be 20 minutes, the world-famous beaches of South Beach will be 20 minutes, the artsy murals of Wynwood will be 20 minutes, and the Miami International Airport will be 30 minutes. The only other pre-construction planned for North Bay Village is 7918 West Drive. Developed by Kuala Lumpur-based P&O Global Technologies, the 21-story ultra-luxury condo tower will be home to 54 bespoke residences. With only 4 residences per floor, 7918 will feature a unique sun-and-shade design developed by MTTR MGMT’s Juan Azulay. However, it is getting more and more vibrant, and large pockets of luxury and upscale developments, like the Faena District and the Edition Hotel, have recently come in, bringing curated boutiques and restaurants with them. Like South Beach, North Beach has a huge variety of neighborhood scales intermingled with one another. Quiet and removed from the action, it’s also the most tailor-made for locals, and still has something of a small town feel, with a close-knit community of locals that includes artists, independent professionals, and a diverse ethnic mix. It’s town center aspect continues to improve, as new revival projects spring to life in the area, and the Normandie Golf Course and Community Center offer residents a variety of activities. The area of Mid-Beach along the Atlantic Coast is known as Millionaire’s Row, and many of the local condo buildings have on-site businesses and amenities such as beauty salons, grocery stores and dry cleaners in their lobbies. The commercial area along 41st Street/Arthur Godfrey Road features exclusive boutiques, medical centers, kosher establishments, and restaurants ranging from inexpensive and casual to elegant and exclusive. North Beach is fairly residential, though you can still find everything you need in the way of restaurants and retail, post offices, storage and shipping facilities, legal and real estate professionals, physicians and medical centers, and a wide variety of small, independent businesses. --- ## Walkability and Transportation: South Beach vs Mid Beach vs North Beach --- ###### **Photo courtesy of miamiandbeaches.com** All of Miami Beach neighborhoods are easily walkable except for a few elite enclaves, and getting from one end of the Beach to the other is basically a piece of cake, thanks to the free Miami Beach Trolley Service that serves all areas of Miami Beach. South Beach is the most walkable area, with commercial offerings within close range no matter where you are; whereas in Mid-Beach, beyond the businesses that may be housed in the lobby of your building, most area residents use their cars to go shopping, as the commercial area on 41st Street is more than a few blocks’ walk. In North Beach, depending on where you live, you may have to walk as little as two to three blocks or as many as 15 to 20 blocks to reach your favorite restaurant, the nearest supermarket, or your bank, but everything is basically within walking distance, or a few minutes by bike. Getting from Miami Beach to the mainland is doable without a car, however most residents prefer to have a car to get to other areas of Miami. In coming years, it’s about to get even more convenient though, with the recently-approved Monorail that will soon connect Downtown Miami to the Beach across the MacArthur Causeway. --- ## Parks and Greenspace: South Beach vs Mid Beach vs North Beach --- Largely designed as a tropical playland, Miami Beach is a balmy, breezy paradise with coconut palms and greenspaces all along the coastline, sandy beaches, and a boardwalk that runs from 23rd to 46th Streets and the Ocean, then continues north as a paved Beachwalk as far as 79th Street. Beginning at the South of Fifth neighborhood, the island’s southernmost tip, South Pointe Park is a favorite and sits where the waters of the Atlantic Ocean and Biscayne Bay converge. The park amasses 17 acres and features oceanside walking paths, picnic areas, children’s playground areas, and a designated off-leash area on the western side of the park where dogs can run free in a non-enclosed space during specified hours. South Beach is also home to Flamingo Park, a 36-acre park located more centrally located at 12th and Meridian Ave, with an aquatics centers and 8-lane lap swimming pool, baseball and soccer fields, tennis center and courts, a children’s playground, and a host of community programs and activities. Lummus Park, which runs along the coast on Ocean Drive from 5th to 15th Streets, features direct beach access, playgrounds for children, beach volleyball courts and concessions. North Beach skate park is close by and so is the North Beach Bandshell, where outdoor concerts, skating, and community activities take place year-round. But the art and culture is spreading northward in recent years, as the Faena District, which extends from 32nd to 36th streets on Collins Avenue between the Atlantic Ocean and Indian Creek, now hosts a slew of year-round cultural events. Further north, at 73rd and Collins, the recently renovated North Beach Bandshell presents a year-round program of cultural events for children and families, community activities such as skating night, and concerts for lovers of all musical genres, from indie bands to classical to jazz, and from salsa to reggaeton. --- ## Eating and Shopping: South Beach vs Mid Beach vs North Beach --- ###### **1212 Lincoln Road in Miami Beach, Florida is a mixed-use development by Plaza Construction** In general, the further south you go in Miami Beach, the more things abound: the highest concentration of restaurants, shops, and other commercial offerings is in South Beach. But as far as quality goes, you can find exceptionally good restaurants in all parts of Miami Beach. There are so many great restaurants in South Beach that it’s hard to pick just a few favorites, but those that come to mind quickly are Stiltsville Fish Bar, a casual seafood bar overlooking the water in Sunset Harbour, and Diya Miami on nearby Bay Road, which serves impeccable, vegetarian Indian-fusion cuisine. Local classics such as Joe’s Stone Crab and Smith & Wollensky in the South of Fifth neighborhood are always appropriate for those truly special occasions. Shopping is a must on Lincoln Road, an outdoor pedestrian shopping mall with major brands like H&M, Zara, Anthropologie, Pottery Barn, BCBG, and many more great brands. Collins Avenue also is home to great shopping and more local boutiques. In terms of grocery stores, South Beach has it all – Whole Foods, Trader Joe’s, Fresh Market, and several Publix stores. ###### **Gitano Miami | Faena** In Mid-Beach, Lola Restaurant and Grill is a favorite Argentine steak house, and Gitano Miami at Casa Faena is a tropical rooftop experience featuring Mexican specialties from the Yucatán region. For the best in Glatt Kosher and Middle Eastern delicacies, try the little-known Grill House Miami on Arthur Godfrey Road. Shopping here is more limited to the curated boutiques. ###### **Merkado 31** North Beach is a great place to spend less on authentic Latin American cuisine, with great Brazilian food at Little Brazil, exquisite Peruvian fusion at Merkado 31, and ultra-fresh seafood specialties inspired in the cooking of Cuba and Venezuela at Fifi’s. If you want something a little more upscale, try the Strand at the Carillon for classic continental cuisine, or the lavishly romantic Moroccan-French Rouge in Normandy Isle, where you can dine in a lush garden setting. --- ## Schools: South Beach vs Mid Beach vs North Beach --- ###### **North Beach Elementary** Miami Beach is a small enough community that the entire area is served by only one public middle school, Nautilus Middle School, located in Mid-Beach near the center off of 41st Street, and only one public high school, Miami Beach Senior High, located in South Beach. The most highly-ranked public elementary school in Miami Beach is the ironically-named North Beach Elementary, which is actually located in South Beach. Nearby Fienberg-Fisher Elementary, and South Pointe Elementary, also in South Beach, are highly-ranked as well, as is Biscayne Elementary in North Beach. The highest-ranked charter school on the beach is Mater Academy at Mt. Sinai in Mid-Beach, which serves the entire island of Miami Beach, in addition to children of employees at Mt. Sinai Hospital.
